Commercial Property
The specialist Commercial Property unit at Hay & Kilner currently comprises two partners, an assistant solicitor and a trainee solicitor. The team primarily advises business clients on all aspects of commercial property transactions including:
- Acquisitions and disposals of freehold and leasehold properties including development sites and investment portfolios;
- Advising on landlord and tenant matters including new leases and lease renewals;
- Dealing with secured lending and concluding the security requirements of funders in connection with freehold and leasehold property;
- Options, conditional contracts and pre-emption rights; and
- Acquisitions and dispositions of licensed premises and dealing with ancillary licence applications.
The Commercial Property unit works alongside the Company Commercial unit to advise on the property aspects of the acquisition and disposition of business interests. In addition, the Commercial Property unit supports and assists the Corporate Restructuring and Insolvency unit, advising on the property matters arising out of corporate insolvency.

Clients repeatedly return to this group for "its thorough, detailed and personable approach." The real estate team dominates the market for representing care home operators on complex sales and purchases, and recently handled the disposal of two major private nursing homes. It also handles a substantial amount of commercial leasing work for landlords and advises pension funds on sale and leasebacks. Other clients include two major plc banks. The "efficient and diligent" Nicola Tiffen advises developers, builders and other commercial clients on investment acquisitions.
