Residential Landlords

Buying your property

We regularly act for clients buying for investment and buy to let purposes.  We give expert advice and will guide you through the process, including dealing with any special requirements of your mortgage company in connection with the buy to let procedure and move you swiftly through the conveyancing process.

Letting your property

It is always advisable to have a properly drafted tenancy agreement to protect your interests.  We will prepare a tenancy agreement for you which will mean that your rights are protected, and, should you need to obtain possession of your property at a future date, the tenancy agreement is an important part of that process.  We can also advise you on other requirements when letting out a property, including tenancy deposit issues and energy performance certificates.

Obtaining possession of your property

If you require possession of your property to be returned to you then it is important that you follow the correct procedure, including serving on your tenant notice of seeking possession in the appropriate form, and if necessary issuing court proceedings to obtain an order for possession.  It is important that these procedures are followed as to do otherwise may result in costly and protracted litigation.  We will advise and guide you through all of the relevant steps, including attendance at Court where necessary.

Problem tenants

We will advise you of the appropriate steps to take when tenants cause you a problem.  Whether you wish to obtain possession of your property, or want advice on your rights and responsibilities then speak to us first for expert guidance on how to deal with your tenants.

Other landlord and tenant matters

Whether you require advice on your general rights and responsibilities as a landlord or you have problems with your tenant or any other landlord and tenant issue then please contact us.  We have many years experience in dealing with all kinds of landlord and tenant problems.

  • "I instructed Michael to represent me during what initially seemed to be a simple conveyancing transaction but was in fact beset with problems generating from the sellers side. Throughout the process Michael listened to me, understood my own personal complexities that had to be taken into consideration and communicated with me throughout so I was never in the dark. I found Michael to be personable, polite, respectful and very thoughtful in his approach to assisting me and at every step I had absolute confidence that he was on my side and looking out for my interest. I really appreciate all Michaels help and understanding throughout a stressful process and would not hesitate to recommend him to anyone looking for a competent professional solicitor to assist them with their property sale or purchase."
