Joanne advises landowners and tenants on legal matters relating to rural and agricultural property.
Joanne is well known in the region for acting for farmers and Estate owners in transactions and providing advice in relation to their landholdings, extending from modest pony paddocks to multi-million pound farms and Estates.

Joanne heads up the Rural Team at Hay and Kilner and is the key point of contact for many of our rural clients, working closely with colleagues in our employment, private client and corporate teams to provide a seamless service.

  • Acting in the sale and purchase of farms, land and rural estates
  • Advising on the grant of and issues arising from agricultural tenancies
  • Dealing with arrangements for the surrender of agricultural tenancies
  • Advising on easements, wayleaves and rights of access and services
  • Advising on complex first registration applications to the Land Registry
  • Representing clients in financing and refinancing arrangements
  • Acting in the acquisition of minerals interests
  • Advising on and drafting overage agreements and rights of pre-emption
  • Acting for landowners in the option or sale of sites for residential development
  • Acting for landowners in the option and lease of sites for renewable energy development

Joanne enjoys yoga (in the outdoors when the weather allows), socialising with family and friends and dog walking in the Northumberland countryside.
